Your Step-by-Step Guide to Buying a Home
Buying a home is one of the biggest decisions you'll ever make — and it should feel exciting, not overwhelming. Whether you're purchasing your very first home or your fifth, the process has a lot of moving parts, and it's easy to wonder: Am I doing this right? What am I missing?
That's where I come in, I've guided buyers through every market, every scenario, and every type of home. My job is to make sure you feel informed, supported, and confident every step of the way.
Here's exactly how the home buying process works — from that first online search all the way to holding your keys.
Step 1: Start Exploring the Market
Before anything else, spend some time browsing homes online in the Western MA communities you're interested in. Get a feel for what homes are selling for, what neighborhoods appeal to you, and what features are most important. This early research isn't just for fun — it will help you build a realistic wish list and have a much more productive first conversation with me.
Step 2: Understand Your Budget
Use an online mortgage calculator to estimate what your monthly payment would look like on the homes you're eyeing. Don't forget to factor in property taxes, homeowner's insurance, and utilities. Knowing your real number — not just what you're pre-approved for — sets you up to make a smart, sustainable decision.
Step 3: Get Pre-Approved for a Mortgage
A pre-approval letter is one of the most powerful tools you can have as a buyer in today's competitive Western MA market. It shows sellers you're serious and ready to move. To get pre-approved, you'll typically need:
- Recent pay stubs and W-2s
- Bank account and investment statements
- Tax returns for the past two years
- A list of current credit lines and debts
- Landlord contact information for the past two years
My advice: Don't stop at your current bank. Shopping multiple lenders — including local credit unions and mortgage brokers — can make a real difference in your rate and terms. And remember, your pre-approval amount is a ceiling. Buy what fits your life and your budget, not just what a lender says you can borrow.
Step 4: Work With a Local Real Estate Agent Who Knows Western MA
A great real estate agent isn't just someone who opens doors — they're your advisor, negotiator, and advocate throughout the entire process. Local expertise matters enormously. The Western Massachusetts market has its own rhythms, its own neighborhoods, and its own nuances, and having someone who truly knows this area in your corner makes a real difference.

Step 5: Start Touring Homes
Now for the part everyone looks forward to. Be patient here — finding the right home can take weeks or months, and that's completely normal. I'll show you a range of homes to get a feel for your preferences, and the more honest feedback you give me, the more targeted our search becomes.
One tip that often gets overlooked: tell your people you're looking. Friends, family, neighbors, coworkers — letting your network know you're in the market sometimes surfaces the best opportunities before they ever hit the MLS.
Step 6: Make an Offer
Found the one? Let's move. I'll walk you through current market conditions and help you put together a competitive, strategic offer — one that respects the seller while protecting your interests. Don't forget to factor in closing costs, which typically run between 2–5% of the purchase price.
Step 7: Negotiate
It's rare for an offer to be accepted without any back-and-forth, and that's okay — it's all part of the process. I'll negotiate on your behalf with your goals in mind, working to get you the best possible price and terms while keeping the transaction moving forward. This is where my 15+ years of experience and market knowledge really go to work for you.
Step 8: Sign the Purchase & Sale Agreement
Once we reach an agreement, you'll make an earnest money deposit into escrow to show good faith. This opens the escrow period — typically around 30 days — during which the seller takes the home off the market while you complete your due diligence. We're not done yet, but this is a big milestone worth celebrating.
Step 9: Schedule a Home Inspection
No matter how perfect a home looks, never skip the inspection. A licensed home inspector will evaluate the structure, systems, and overall condition of the property so you know exactly what you're buying. If the inspection uncovers serious or undisclosed issues, you may be able to negotiate repairs, request a price reduction, or in some cases, walk away and get your deposit back. Peace of mind is worth every penny.
Step 10: Close on Your New Home
When everything checks out and the paperwork is complete, you're ready to close. Plan on about an hour of signing, a deep breath or two, and one very exciting moment — when those keys land in your hand.
